The proposed district is based on form based zoning
concepts. The form based approach allows for development to occur
that will create a specific form. The standards create a predictable
public realm by controlling physical form primarily, with lesser
focus on land use. Simply, form based creates “what you want”
whereas conventional zoning creates a list of land uses, some
desirable and some less desirable. The district is comprised of
transect areas, rather than “zoning” districts. The transects
designate where certain building form standards apply and the
transects evolve with the highest densities at the town center
progressively getting less dense towards the edge.
The proposed
Uptown District would encompass properties along McCulloch Boulevard
between Smoketree Avenue and Acoma Boulevard to the east and west
and Mesquite Avenue and Swanson Avenue to the north and south. The
entire district is shown on the regulating plan below. |
